SKYLIGHTS, CHIMNEYS AND FLASHING PROBLEMS

The most common problem that any roof penetration has is that the corners are not wrapped with flashing in a correct way. Almost every common type of roof problem on residential homes comes down to a corner that is improperly wrapped with step flashing. VALLEYS

Valleys have a very heavy accumulation of rainwater so it is very important that they are installed properly. There are three main ways that valleys are done depending on the area that you live in.

One of the best ways to install a valley is to weave the shingles from both sides making the valley strong and secure. In some places, they do what is known as a California cut or a no-cut valley. RIDGE VENTILATION

 

In the old days, it was a common thing to install a metal ridge vent which had a few problems. Much of the old metal ridge vent was only eight inches wide which caused rain to blow up under the vent causing a roof leak. Another problem is that the ridge vent was not often nailed in the roof rafters as it should be. This lead to ridge vent blowing off and also broken plywood because the roofers would nail in nails through vibrating plywood that would take some hard hits to sink the nails.

CAN AN HONEST ROOFER REALLY BE SUCCESSFUL IN TODAY'S WORLD?

While a subject like this may seem uncanny in a way for some there is truth to the fact that an honest roofer has a much more difficult time with business success. There are two types of roofing contractors.

 

 

 

There are contractors who spend an average time of ten to fifteen minutes on a roof estimate. These types of roofing contractors usually are the most honest and they give an honest price with a goal of paying their bills and making a good living. They usually do not use any high-pressure sales tactics and they are not out to get rich. The bad thing about this is that when things get bad with the housing market or the economy slows down they struggle and sometimes go out of business.

 

Most of the time an honest roofer has true skills and real hands-on roofing knowledge that has developed over time from years of experience. Many of the smaller guys will do everything themselves like estimates, repairs and even write their own contracts.

 

 

 

The other type of roofing contractor are ones that mix car sales with roofing sales and use high-pressure sales tactics. They also charge outrageous prices and many times use financing companies to set up financing because their prices are so high that there is no way for a customer to make an immediate payment for the job. Most of the salesman from these types of companies have very little roofing knowledge and many of them have never actually even step foot on a roof. These roof salesmen are taught to spend hours with a homeowner in order to wear them down. In some cases, homeowners are ready to call the police in order to get them removed from the property. Usually, these types of companies are more interested in how much they can profit versus the concerns and welfare of the customer. While it is true that these types of businesses are very profitable and when times get bad with the economy they can just make a few budget cuts and still survive with minimal effort but an honest roofer may ask the question "How do they sleep at night?".

 

 

 

I know some of these types of companies that are in the news each year for giving some of their employees million dollar Christmas bonuses. The facts boil down to this in my opinion; people work hard for their money and a roof should not cost thousands of dollars above the average industry market price. By talking people into contracts that take them many years to pay off while using engineered high-pressure sales tactics separates you from what is known as an honest roofer. These roofing companies do not often ever struggle financially because of such large profit amounts from each job they sale.

 

 

It is much more difficult for an honest roofer to succeed but they can sleep much better at night providing an honest service for an honest price. The world is not made for honest men it is designed for crooks to make large profits off the backs of hardworking people who just want to pay their bills and take of their families.

SOME ROOFING PRODUCTS AND INSTALLATION METHODS

MECHANICALLY-ATTACHED SYSTEMS

 

Mechanically attached systems are a system which involves a method of only attaching the roof with screws termination bar or also known as batten bar for flat roof membranes. This method I would never suggest as many roofs have blown off due to high winds. Many roofing contractors will install a EPDM rubber roof using this method and they are not well attached or storm-resistant as rubber membranes are not as strong as TPO.

 

FULLY ADHERED ROOFING SYSTEMS

A fully adhered roofing system is much more superior to any other method of roof installation.

 

A fully adhered roofing application method is the process of gluing down the roofing membrane to the sub straight. Oil base glue is usually the best option to use on a fully adhered roofing system however it is much harder to work with. You install membrane systems with using oil base glue by gluing both sides of the application.

 

You glue the substrate whether you are gluing directly to the decking or insulation and peel back the membrane then only glue small sections at a time so that there is a less chance of an error or trapped wrinkle. There is also a wait factor where you must wait for the glue to get tacky before you start installing the membrane.

 

 

BALLAST ROOFING SYSTEMS

 

Ballast roofing systems use large river rock to weight down the roof and also preserve the membrane by reflecting UV rays from the sun. This method of installing a roof has a great liability and the potential of causing property damage or human harm when the rocks fall from the roof. You save on the glue but it takes much more manpower and labor time to install.

 

 

 

DIFFERENT TYPES OF LOW SLOPED ROOFING SYSTEMS

 

Many different types of low sloped roofing products are used on both residential and commercial roofs located around the USA.

 

 

 

TPO ROOFING SYSTEMS

Many commercial buildings are flat and require a low sloped roofing system to be installed. Low sloped roofing systems also vary. The most top of the line low sloped roofing system is TPO roofing membrane.

 

 

COMPOSITION:

 

"Thermoplastic Polyolefin (TPO) is a single-ply reflective roofing membrane made from polypropylene and ethylene-propylene rubber polymerized together."(SOURCE: Firestone Roofing Systems)

 

 

 

Most of the TPO on the market today is ninety percent recyclable and highly energy reflecting from harmful UV rays that radiate from the sun. PVC roofing membrane is similar to and it can be hard to tell the difference between the two roofing systems however PVC is softer and can burn much easier when you are wielding it with a TPO heat gun.

 

 

EPDM RUBBER ROOFING SYSTEMS

 

EPDM rubber roofing membranes are applied with primer and glue either with a mechanically attached method, fully adhered method or a Ballast roofing system method. It is much like working on an inner tube on your bike when you were a small child. In fact, patching a rubber roof and an inner tube are very similar processes.

 

 

Regular EPDM roofing membrane is not very UV protective and draws in heat unless you install white EPDM which is twice as expensive.

 

 

ASPHALT FLAT ROOFING PRODUCTS

 

Asphalt roofing products for low sloped roofs are more of a old school method of roofing. These products are still used today however they are bad for our environment.

 

 

STEEP SLOPED ROOFING PRODUCTS

 

Steep sloped roofing products are used on both commercial and residential roofs that have a sloped pitch.

 

 

ASPHALT SHINGLE ROOFS

Asphalt shingle products are the most commonly installed roof product on residential homes in the United States. Shingle roofs are also installed on many commercial properties such as many apartment complexes, churches, schools and government buildings. Asphalt shingles look appealing and their cost meets the budget of an average homeowner.

 

 

TILE ROOFING

Tile roofing systems are a very high end roofing product that lasts many decades. There are many types of tile roofing systems sold on the market today such as real slate, fake slate, barrel roofing tile, imitation shakes, concrete roof tiles and metal shingles. many of the tile roofing products are fire resistant and can withstand severe weather. Cedar shakes swell and absorb rainwater. The installation process is slow and time consuming.
